The challenge

Original 1952 layout: 8 ft by 10 ft galley with soffits hiding plumbing on both runs and an oversized radiator on the back wall. Cabinets had to clear a 78-inch ceiling once we kept the soffit. Homeowner wanted bright, easy-to-clean and under ten thousand supplied.

What we did

  • 1Specced 30-inch upper boxes instead of 36-inch to clear the soffit cleanly, no filler strips.
  • 2Used a 24-inch base on the radiator side with a removable kick panel so the super can still service the valve.
  • 3Skipped a custom range hood in favor of an over-the-range microwave, saved about $900 and matched what the family actually uses.
  • 4Level-1 granite from our slab yard instead of quartz. Same look as the homeowner pinned, about $40 per square foot less installed.

Outcome

Delivered in one drop on a Tuesday, install crew was out by the following Wednesday. Came in $600 under the original supply quote because we caught a stocked sink at our cost.
